The highlights of the opportunity is the acquisition of a total land area of 37.79 hectares on a freehold basis with two stunning white sand beaches. Adding value to the potential for a world-class resort is a coral reef area, rich in marine life that is fully protected by a registered foreshore lease, with over 700 meters of ocean frontage and an area of over 77,538 square meters.

The property is a two-hour drive from the gateway Mactan-Cebu International Airport on the Northern side of Cebu island. The site formerly housed a boutique 42-villa resort which operated from 1992 to 2014. It was closed and partially demolished to make way for a larger international standard luxury resort, organic farm, and holiday home residential community.

The key elements include two private beaches, a dedicated marine sanctuary and a farm-to-table agro-tourism tract. The development site is a scenic two-hour drive north of the gateway, Mactan-Cebu International Airport (MCIAA). In the full year of 2019, the airport handled over 8.37 million passengers, with more than 2.1 million from international flights.

With two phases, the initial phase has a total of 51 crafted accommodation units. All detached, the units are segmented into Bahay Kubo inspired treehouse villas and private one-bedroom or two-bedroom villas. All of these accommodations are conceptualized on health and wellness.

A key element is an early phase pre-resort development of a bespoke farm-to-fork experiential destination.

Taking the rich agricultural heritage of the Sogod area, the intention is to offer local organic sustainable food and products that are raised within the expansive Phase 2.


The owners have worked extensively with an international team of designers and consultants who have vast experience in premium island resorts such as the Maldives, Fiji, Bali, Thailand and the Philippines, and in turn, have created a unique and compelling sense of place that reflects the Filipino culture. A Masterplan together with Phase I design development and schematic plans have been completed. An innovative approach to low-impact environmentally sound construction will be utilized to prefabricate structures and assemble them onsite. Initial costings have been validated and are in line with the project’s development budget. An independent hotel feasibility study has also been undertaken with globally-recognized hospitality consulting group, Horwath HTL who have validated expected investment returns.

The project intends to be classified as a Tourism Estate under the Philippine’s Tourism Infrastructure and Enterprise Zone Authority (TIEZA) to qualify for income tax and capital goods importation benefits.

Phase II development, on a land area covering 26 hectares and combines both agricultural and commercial lots are preliminarily planned for branded residences in a dual resort and farm estate community. The plan is for 27 ocean view villas and 21 farm houses. This real estate component of the development will strategically follow the market stabilization of the resort in a best-demonstrated practice model for a mixed use project.
